Old Pipes Under Old Cottages

The brown tap is usually the supply side

Many Federation and inter-war houses in these streets still run their original galvanised supply, and rust built up inside the pipe chokes the flow and stains the water. Rusty water after a weekend away comes from that old pipe, not the tap.

Under the floor, the drains are older still

The clay and earthenware lines beneath pre-war cottages crack and shift with the reactive clay soil, and mature trees along Park Avenue send roots into each cracked joint. That is why a repeat blockage gets filmed before anyone prices a fix: clearing the symptom without seeing the fault buys six months, not a solution.

Most quotes here involve renewing supply, repairing drain, or both, and each part is priced as its own item so you can see exactly what everything costs.

How the Quote Gets Set

It costs nothing to get us out to your door (excluding after-hours).

What moves the price on an old cottage:

  • Access To the pipe, under a floor, in a yard or behind a wall
  • Pipe material Since renewing a corroded galvanised run prices differently to repairing PVC
  • Parts With the system or fitting priced up front
  • After-hours timing Which carries a different rate to weekday work

When we're not the right call: rotten bearers or a sagging floor over the pipes is a builder's repair, not a plumbing one. We point you to a builder on the phone, and no quote gets written for work outside our trade.

When the Summer Storms Hit

The rain arrives fast here

This pocket of the Hunter averages around 1,128mm of rain a year, much of it in storm-driven summer falls, and the undersized stormwater pipes of the older streets cannot take a Hunter downpour. They surcharge instead, pushing water back into low-set homes.

The gardens help and hinder

Established trees that make the leafy streets worth living on also push roots into old sewer and stormwater pipes, so the first heavy storm after a dry spell is when a root-choked line tends to show itself. If a line has backed up twice in wet weather, a stormwater drain clear or tree root removal earns its keep, and the footage says which.

Fair Questions Before You Book

Do you charge a call-out fee?

It costs nothing to get us out to your door (excluding after-hours). We come out, look at the job and put a fixed figure on paper before we pick up a tool. You decide from there.

What does plumbing work in older homes involve?

A lot of the older cottages near Victoria Street still run rusted galvanised supply and brittle clay drains underneath. We renew supply, repair or reline drains, swap hot water units and update gas runs, from Federation-era houses through to the newer homes along the corridor.

Can a blocked drain be cleared in the one call?

Usually. The van carries the jetter, the electric eel and the drain camera, so the line gets cleared and then filmed, which shows what caused the blockage and what condition the pipe is in.

Do you replace hot water systems?

We do. We work on electric storage, gas storage, continuous-flow gas, heat pump and solar systems, and we can arrange a temporary hot water tank while a replacement is sorted, so the showers keep running.

Which suburbs do you cover?

Adamstown plus Broadmeadow, Hamilton South, Merewether, Adamstown Heights and Kotara, and New Lambton as well. If your place is close by and not on the list, ring and ask; the answer is straight either way.

Are you licensed for gas work?

Yes. Licensed plumbers and gas fitters do every job, from new cooktops and heaters to tracing and fixing gas leaks, plus gas hot water. All work carries our 365-day warranty on all work.
